Value-Add Strip Center Purchased, Leased, Then Sold For 40% More!

Jared & Kevin represented me on finding/purchasing a value-add investment for less than $1M. After relentless searching and negotiations, a strip center with MTM tenant's and 67% occupancy was identified as having under-market leases and value to be added thru their recommended light remodels. The property was on 2 parcels and they told me an owner/user would pay more for the standalone building. After the purchase, Jared, Kevin & team performed very well by extending all tenants on 3-year lease agreements at the same rates quoted during the purchase escrow, and filled the vacancies to obtain 100% occupancy. We earned a 9.58% return for 2-years, then sold each parcel separately - 1 to an investor and 1 to an owner/user - which resulted in a combined sales price that was 40% more than we had into them!

From A Vacant Texaco To A New Starbucks Development!

After renting our former Texaco station in Kettleman City, the tenant vacated, so we put a sign up and attempted to sell or lease the property. We saw Jared and Kevin sold the vacant Burger King across the street, which was dubbed to be the worst-condition building in Kettleman. This was sold to Tesla and is now the nicest building in town. Tower Theatre for the Performing Arts
After Jared Ennis and Kevin Land listed the historic city block of buildings, the deal was surrounded in controversy after the original sale to Adventure Church brought protesters to the Tower District, an offer from an existing tenant The Painted Table, and neighboring Sequoia Brewing disputed the proposed sale. Ultimately, the city purchased the property for $6.5 million to preserve it as a historic landmark then completed a parcelization and seller-carry of the Sequoia Brewing building.
